Why Is Rent Rising Faster Than Salaries in Lagos?

One of the questions we get most often at J&P Realty is simple: why does rent seem to rise faster than salaries?
You can earn ₦300,000, ₦500,000, even ₦1 million or more a month, and still spend a huge chunk of your income just to keep a roof over your head.
Rent Is Not the Only Cost
When you look for an apartment in Lagos, the rent is only the starting point. Your real monthly cost also includes:
-
Service charge
-
Electricity
-
Water
-
Maintenance
-
Daily transportation
That ₦2 million apartment may look affordable, until you add the thousands of naira you spend every day commuting to work. (We covered this in Cheap Rent, Expensive Commute.)
Ask a Better Question
Instead of asking, "How much is the rent?", ask:
"What does it actually cost me to live here?"
What Tenants Should Do
Before you sign any agreement, add up your total housing and transportation costs: rent, service charge, utilities, maintenance and commute. Compare that number to your income, not just the rent on the advert. For a simple budgeting rule, read Lagos Rent vs Salaries.
What Buyers and Investors Should Know
Rental prices are shaped by property values, construction costs, demand, location and the wider economy. In real estate, the goal isn't just buying and selling property. It's understanding the numbers behind the market.
